Within the Disney area, these counties have three different sets of rules regarding rental restrictions.

Orange County 

Orange County has regulations forbidding rentals of less than 30 days. This does not mean that a property owner cannot let out his house; only that each letting must be for a minimum of 30 days. The number of rental agreements in any year could not be more than 12 at the most. Property in Orange County is not the best place to maximize short term/vacation rental income.

Osceola County 

Osceola County now has some rental restrictions in place. However, the position is very different from Orange County since the authorities have  brought in exceptions and exclusions so as not to upset the large number of investors who have already purchased houses in the County and the large number who continue to do so

Many developments have been excluded from the restrictions rendering them communities from which short-term letting activities can safely be carried out. But purchasing a home should always be done under the guidance of experienced professionals who are experts in Orlando real estate and investment strategies.

Polk County 

Further investment and development is being encouraged in Polk County because it is relatively undeveloped While rental restrictions could theoretically be brought in the future, it is most unlikely, since so many existing owners would be adversely affected, and should therefore have sufficient influence to overturn any attempt to introduce restrictions.

It is essential that prospective buyers obtains independent advice as to the suitability of the property/development they are considering. Therefore, with such advice the "problem" of rental restrictions should no longer be a problem.
