Orlando real estate has seen many ups and downs over the years, but when the manic buying between 2002 and 2005 came to an abrupt halt, many so called investors have been left holding real estate in Orlando that they no longer want and in many cases cannot afford. The sub-prime "crisis" has obviously not helped but in very real terms, what did the greedy banks and the investors expect.
Any sensible property investor and second home buyer knows that in order to cover monthly obligations, they will need to put down at the VERY LEAST 20-30%. I know that, in recent years we have been bombarded with offers of 100% mortgages and no money down deals. That is great in a real estate market that is increasing month on month, but even so you need to be aware that when the real estate market turns, it is these very buyers who have put no money down that will be the first to suffer.

Altamonte Springs Florida was among the first places to attract housing development in Seminole County. As a result of the lack of available vacant land, many choose to renovate an existing home rather than build a new one. Many subdivisions can be found in lakeside and tree-shaded communities along Palm Springs Drive, Maitland Avenue and Montgomery Road. Multifamily housing is also abundant, with no fewer than 25 rental apartment complexes located within the city confines. Clermont Florida is located 25 miles west of Orlando and known as the “Gem of the Hills.” Like most other cities in the county, Clermont is marked by rolling hills that were once covered with citrus groves. Davenport Florida is a small town located southwest of Orlando near Lake Tohopekaliga and Lake Marion. Geneva Florida
Geneva is fondly known as "That Lost World", although it was originally called Harney Cove. Geneva is a calm, quiet and peaceful Eden, surrounded by water. It has so much water around it that the town warns people about alligators and snakes! But don't let that put you off because this truly is a lovely piece of American countryside, with verdant fields, crystal-clear lakes, blue skies and a perfect climate! Homes are mostly built near the water, with lake views for most of them. Most homes are also built on large lots - an average of an acre, although there are some that are built on five or even more than that. Apartments are scarce on the ground, as are rental properties. Since the homes are built on such large tracts of land, most of them sell for upwards of $300,000. This buys a beautiful home with at least 1,800 square feet. Orlando, the most famous vacation destination in the world is not far from here wither! And with your choice of Disney, Universal, Sea World, Downtown Disney, and Pleasure Island there is always something to do. Jobs are plentiful too as this area of Florida is renowned for tourism, what with the Atlantic Ocean on side of the town and Orlando on the other! Agriculture also plays an important part in the economy of Geneva and surrounding areas. With so many lakes, your choice of water sports is only limited by the number of sports you can dream up from swimming, to skiing and fishing, bird watching and diving to name just a few. Kissimmee Florida is the county seat and where most of the county’s activity occurs. The backdrop of the city is dominated by tourist attractions and overnight accommodations. Most notably, the Walt Disney World Resort lies at Kissimmee’s doorstep, and roughly 150 hotels and motels are located in and around Kissimmee. As a result, the city offers numerous opportunities for employment in the service industry, with more than one-third of all jobs coming from that sector. In addition, the county’s economic development efforts are designed to recruit and retain high-wage, value-added jobs to diversify the local economy. Residential growth continues as newcomers seek the open spaces the city offers. Commercial development is also apparent, particularly along Osceola Parkway. That growth isn’t uncontrolled however, as evidenced by the reshaping of Historic Downtown Kissimmee, which is quaintly providing residents and visitors with a variety of shops and dining experiences. Plus, Kissimmee contains a myriad of parks and recreational amenities for tourists and residents alike. For retirees, the area offers places such as Good Samaritan Village at Kissimmee, a 425 acre gated golf course community. Growth is widely evident in Lake Mary Florida, located eight miles north of Altamonte Springs. Commercial development is accelerating, particularly at sites such as the Heathrow International Business Center. And it’s projected that the I-4 corridor stretching from Lake Mary Boulevard north to Sanford will eventually contain more than 13 million square feet of office space. AAA National Headquarters is close by, as are Dixon Ticonderoga, Convergys and Mitsubishi Power Supply. Thanks to the Colonial Town Center, a mixed-use development, residents can choose from a wide variety of eateries, office condominiums, townhouses and retail stores. Included in the Town Center are a movie theater and popular restaurants as well as upscale jewelry and clothing stores. The area has ample housing development to complement the business growth, with upscale neighborhoods such as Heathrow, Timacuan and Manderly Bay offering choice houses and retail stores.
Longwood
Of all Seminole County's municipalities, Longwood, population 13,700, has the most history to preserve-and has done the best job of preserving it. But it's still a modern place, with a plethora of exclusive country club communities, office parks and shopping centers. In 1873 a New Englander named Edward Henck homesteaded a tract of land that he named Longwood, after a Boston suburb he had helped plan. Henck was also the town's first postmaster and its first mayor. And in what may have been his spare time, Henck co-founded the South Florida Railroad and built a line connecting Sanford and Orlando, which enabled Longwood to boom as a citrus- and lumber-shipping center as well as a winter resort destination. But as crucial as Henck was to Longwood's development, it was a carpenter named Josiah Clouser, a Henck employee, whose legacy is most visible. Clouser, a Pennsylvanian, constructed most of the buildings still standing in Longwood's remarkable historic district. The district is a two-block area on Warren and Church avenues near the intersection of C.R. 427 and C.R. 434. Popular annual events include the Longwood Arts and Crafts Festival, held the weekend before Thanksgiving, and the Founders Day Spring Arts and Crafts Festival, held in March. On the outskirts of the city toward neighbouring Apopka in Orange County is Wekiva Springs State Park. And on General Hutchinson Avenue is Big Tree State Park, home of "The Senator," said to be the oldest and largest cypress tree in the state.
Maitland Florida is one of the oldest incorporated municipalities in Central Florida and a city steeped in history. An “historical corridor” has been established that encompasses old residences still occupied in the Lake Lily-Lake Catherine area and extending through the central portion of the city. Also, the Florida Audubon Society was founded in Maitland and continues in its protection of wild birds on Lake Sybelia. Lake Sybelia is one of the prettiest lakes in the Orlando area, a peaceful setting for observing unfettered wildlife and foliage. The Maitland Art Center, designed and established in 1937 by famed sculptor, Andrea Smith, is listed on the National Register of Historic Places. Yet, Maitland is also a burgeoning business area, home to the sprawling Maitland Center business park, located adjacent to Interstate 4.
Ocoee Florida
Ocoee remained an isolated citrus town clustered around Starke Lake until the 1980s. Now, with 29,215 residents, it has edged ahead of Winter Park to become the third-largest city in Orange County, behind Orlando and Apopka. The transformation began two decades ago, when devastating freezes destroyed thousands of acres of citrus trees and opened west Orange and south Lake counties for development. Today, Ocoee boasts a 1 million-square-foot regional mall and at least two dozen new subdivisions with homes in all price ranges. Ocoee's beginnings were inauspicious. In the mid-1850s a physician named J.D. Starke led a group of slaves into the area and established a camp along the western shores of the lake that now bears his name. Capt. Bluford Sims, who hailed from Ocoee, Tenn., arrived in 1861 and bought 50 acres from Starke. He then platted what would become downtown Ocoee. Through the years, Ocoee developed into a thriving citrus-producing center. Today, however, housing is the city's hottest commodity. The Florida Turnpike, the East-West Expressway and a new Western Beltway all pass through the city, meaning once-remote downtown Orlando is now just a 15-minute commute. Despite its growth, Ocoee has managed to preserve its past. For example, the annual Founders Day celebration starts with a parade and ends with fireworks. And those who want to soak up some additional local colour may tour the Withers-Maguire House, once a winter refuge for a Confederate general and now a museum. Also of interest is the circa-1890 Ocoee Christian Church, with its gothic architecture and Belgian-made stained-glass windows, as well as several vintage commercial buildings in the original downtown area. New residential development is focused on the northwest side, along the S.R. 429 corridor. A new community center and senior center are slated for the area, while a new high school, aptly named Ocoee High School, opened this year.
Orlando Florida. While much of the county is often labelled “Orlando,” the actual city limits enclose only 65 square miles, with downtown Orlando being the focal point. There, quaint neighbourhoods are rich in history, such as the Cherokee district, Thornton Park and Eola Heights. They stand out by virtue of their Victorian and Colonial architecture on shady, brick-lined streets. There are five historic districts in and around downtown Orlando. Within the five districts there are nearly 1,400 historically significant buildings, both commercial and residential. Orlando is highlighted by Lake Eola, perhaps the most photographed locale in Central Florida. In recent years, developers set a priority to complement the city’s commercial district by building a vibrant housing sector, marked by upscale condominiums such as Waverly Place, The VUE at Lake Eola and The Sanctuary. A focus on family living helped spur residential developments at the edges of downtown. One of them is Baldwin Park, a traditional neighborhood with architecture reminiscent of the pre-1940s era in Central Florida.
Nowhere is growth stronger than in Oviedo Florida, which has doubled in size during the past decade. Numerous new communities have sprung up, as well as a sprawling mall, the Oviedo Marketplace. The growth is not unchecked, however, as city officials have been careful to ensure that Oviedo maintains its rural posture by adhering to growth-management plans. The arrival of a multitude of shopping, medical and retirement services supports new “settlers” to Oviedo each day. Families enthusiastically enjoy Oviedo’s noted beauty and charm, exhibited along the Cross Seminole Trail. Because of the city’s close proximity to the University of Central Florida, Central Florida’s Research Park and Lockheed Martin, residents who hold high-tech and professional jobs are typical of Oviedo
Sanford Florida, the county seat, perhaps best defines the entire county of Seminole. A downtown historical district offers a glimpse of nostalgia, with quaint shops lining the streets. The nostalgia is part of the reason Sanford is enjoying renewed vigour as a housing market, where many new residents embrace Sanford’s historical roots. Home of the Central Florida Zoo, Sanford is situated on the shores of beautiful Lake Monroe and touts an international airport. Sanford is also the southern terminal of Amtrak’s Auto Train, which runs daily between Sanford and Lorton, Va. Additionally, the Seminole Towne Center Mall – a major employer – has added economic vitality. Sanford is also a rapidly growing waterfront community with a hometown atmosphere, thanks to its many parks, such as Memorial Park overlooking Lake Monroe
Windermere Florida.
Windermere is located fourteen miles southwest of Orlando in Orange County and only about six miles from Disney World. Windermere is surrounded by sparkling lakes with Lake Butler being the largest on the west. Lake Down is on the east, and Lake Bessie on the southeast. Through a system of canals, Butler, Down and six other lakes are connected to form what is known as the Butler Chain and are regarded as Central Florida’s most beautiful lakes. Overlooking Lake Butler is the famous and exclusive Isleworth community which is arguably Orlando’s best address. Windermere’s downtown district is historically protected and is now one of Central Florida’s “in spots” to live and be seen. The small town charm, beautiful lake and golf course homes so close to all of Orlando's attractions has made Windermere one of Central Florida's most sought after communities.
Winter Garden Florida is a lovely community just west of Orlando in Orange County. The city's newly renovated brick lined streets and shopping areas ofer a hometown feel where southern state hospitality goes hand in hand with modern shops and restaurants. Winter Garden boasts two large public park areas and a public boat ramp into Lake Apopka, numerous playgrounds and picnic areas. Winter Park Florida
Winter Park was founded as a resort destination by wealthy New England Industrialists over a hundred years ago and it is recognized as the first centrally planned community in Florida. The main street includes not only public civic buildings and retail, but also art galleries, a private liberal arts college, museums, a park, a train station, a golf course country club, a historic cemetery, and a beach and boat launch. Winter Park is celebrated for a sense of place and history, uncommon to many parts of Central Florida. Many structures are more than 100 years old. The scenic "olde Winter Park" area is punctuated by small, winding brick streets, and a canopy of old Southern Live Oak and Camphor trees, draped with Florida Moss. The city draws thousands of visitors to annual festivals including the Bach Festival, the nationally ranked Sidewalk Art Festival, and the Winter Park Concours d'Elegance.
Winter Springs Florida is located a few miles to the north of Orlando "city" and in a great position for commuting to work or enjoying the theme parks and attractions Orlando has become famous for. One of the newer municipalities Winter Springs - originally named Village of North Orlando - is the largest real estate area in the region. Retaining its home town ambience Winter Springs is a great option and also offers easy access to the beaches on both the Gulf of Mexico and the Atlantic Ocean
