According to a range of press associations and FAR reports, the property market in Florida is offering a much safer place to invest than the stock market for longer term investors.
In the third quarter of 2008, Orlando and the four county area closed on over 4,500 single family homes, which was over twice the amount of closings seen in Jacksonville – a city almost four times the size - and over three times that seen in Miami and Fort Lauderdale. But Orlando was not the winner in the real estate market, with 6,500 closings in the third quarter; Tampa - St Petersburg leads the field with estimates of nearly half of the homes being sold, on the market at under $150,000.
Many of the Florida Boom areas that were the first to see huge price drops a year os so ago are already turning around and proving to be the first areas to rebound. Orlando has sold nearly half of its inventory homes; Fort Myers has seen sales figures growing by over 70% in single family homes and over 35% in condo sales. The Naples area is beginning to garner more interest, with recent figures showing that Marco Island has not only seen sales grow but also witnessed price increases of over 10%. Even South Florida, the Florida Keys and Miami areas have seen increased sales with closing up, by well over 25% year on year in most cases.
Overall prices have continued to drop in the last half year, but as sales increase, the short sales and bank owned homes are sold, the prices will begin to rise again. Not at the crazy levels of 2001-2004, but still at a rate that will make owning a home in Florida a safe and enjoyable experience for full time residents, snowbirds and tourists alike.
The median home price in Florida is now under $170,000 with some areas like Cape Coral being even cheaper. Even allowing for a larger deposit from home buyers, the prices in Florida are some of the most affordable in the country when compared on a like for like basis with other states.
What does this all mean for Florida in the long run?
- It means that out of state buyers can once again afford a second home in Florida.
- The baby boomers who were looking elsewhere are rediscovering Florida as a place to come and live.
- Overseas buyers will take advantage of the low prices.
- Typical families in the employment sector – teachers, office workers, labour and service industry will be able to buy a home.
- Land and dvelopment prices encourage out of state companies to relocate, in turn lowering unemployment in Florida
- Vacation rental prices may come down in most key areas sufficiently to spur increased numbers of tourists whilst still supplying a decent return to the homeowner.
Well in simple terms, NOW is a buyers market for those lucky souls that have liquidity. Surprisingly that is a lot of people! The majority of retirees prefer to buy their new homes in Florida for cash - No mortgages, no obligations, no monthly costs - other than HOA fees and utilities.
Sue Lutter who is our broker/realtor in Fort Myers was talking to a client that bought a property back in 2005 who has now decided to buy another unit in the same block as his first, at over a hundred thousand less than his first. His philosophy is that if he buys this second unit he will be halving his loss on paper. And as there is a tenant waiting to enter the property, he figures that the investment will be covered by the rental income and he will be able to wait a couple more years to take his profit.
There are a number of financial equations that you can look at, but if property is cheaper today than it was 3-5 years ago, then it is extremely likely that it is on sale. A property bought now at these low prices, means that you will require a LOWER monthly rental income in order to cover your costs, which in turn will enable you to undercut many if not all of your new neighbours. This lower rental price should make your property far more appealing when compared to other properties in the street. A property with a good long ter tenant or a vacation rental with high occupancy should be your goal. A low purchase price is the key, if you buy right and just as importantly, can afford to buy, then the risk is negligible IF taken over a number of years.

Once you have decided which option suits you best, it is then a question of choosing the right location.
Land investment or land banking as it is also known, is great for holding on to for several years as the annual taxes are generally very inexpensive, insurance negligible and there are no utilities to pay for.
Commercial property investments can be stores, offices, garages, warehousing, etc can be great investments if they are, as with anything, in the right location. Downtown areas can yield excellent returns if the local authorities are in the process of or are in the planning stages of renovating and rejuvenating the area.
Long term rental homes should be in close vicinity to and have good access to employment areas, be within the best school zones as you can afford, if you are aiming at the family market and near to hospitals and care facilities if you are aiming at an older market.
Vacation homes should be EITHER close to Orlando and the theme parks, where you will find a steady demand for weekly accommodation, or near to the beaches and other "Natural" attractions which are suitable for family holidays and / or longer term snowbird/ winter leases.
If you buy the wrong property in the wrong area it is irrelevant how cheap it is!
